How do I pay my rent?

You can pay your rent online!


The Waters at McGowin has convenient online rental payment options. Visit www.thewatersatmcgowin.com and click the "RESIDENTS" button in the top right of this page to log in to your Resident Portal. You may submit a one-time payment or set up recurring payments. There is no charge for payments made with a US-based checking account. Payments made with your debit or credit card will incur a small fee.

Do I need renter’s insurance?

Yes!


You are required to hold a renter's insurance policy when renting with The Waters at McGowin. Your policy must include liability coverage for property damage and bodily injury caused by negligence. The Personal Property portion of your renter’s insurance policy is optional but highly recommended to protect your belongings in the case of fire, theft, or damage.

Why do I need renter's insurance?

Here is an example: If you run a bath, fall asleep, and flood your apartment as well as your neighbor’s apartment, you could be found liable for that damage. Renter’s insurance would cover the cost of repairs, medical bills related to the accident, and possible defense costs if a suit were to be brought against you.

Are pets allowed at The Waters at McGowin?

The Waters at McGowin does not just allow pets– we welcome them! Your cats and dogs up to 100 lbs are welcome, and our on-site dog park offers 24/7 access to lush, green space for your pup to exercise and a rinse station for easy cleanup.

What is the pet policy at The Waters at McGowin?

There is a limit of two pets per household. We charge a one-time fee of $250 per pet. The monthly pet rent is $15 per pet. Our breed restrictions include the following: Rottweiler, Chow, Presa Canario, Doberman, Akita, and Pit Bull (often referred to as American Staffordshire Terrier, Staffordshire Bull Terrier, or Bull Terrier). All pet fees are applied per pet and are non-refundable.

What do I need to tour The Waters at McGowin?

A current and valid government-issued ID or driver's license is required for everyone over the age of 18!

Do I have to pay a security deposit?

No!

The Waters at McGowin does not require a security deposit. Instead, you are asked to pay a one-time Leasing Fee of $350 at the time of application. This is non-refundable. The Leasing Fee secures your apartment home and covers the cost of application and administration fees.

What if I need to terminate my lease early?

If you have to move out before your lease ends, you can use the Buy Out Agreement in your lease contract. This agreement requires 60 days' written notice and submission of a fee equal to two months’ rent.

Do I have to provide the office notice that I am moving out?

Yes!

Verbal notices will not be accepted. Although we hate to see you go, you must provide at least 60 days' written notice to vacate that states you will be vacating your apartment home by your lease end date.

When will I know if I am approved to rent at The Waters at McGowin?

If all information needed to submit your application is completed promptly, you will receive a notice of decision from our leasing office within 24 to 48 hours.

How long does it take to tour The Waters at McGowin?

You can expect at least 30 minutes to complete a tour of our property!

Most of our property tours take around 30 minutes. If you have additional questions about The Waters at McGowin or would like to see our amenities in further detail, our leasing consultants will happily spend as much time with you as needed!

What should I bring to my tour?

If you wish to apply during your tour, you should bring:


● Proof of income (1 month of pay stubs OR 3 months of bank statements)
● Current and Valid Government-Issued Photo ID
● Social Security Number or Tax Identification Number

What are your rental qualifications?

The Waters at McGowin requires your household to have an income at least three times your monthly rent. This can be the combined income of all members of your household. The Waters at McGowin will conduct a background and credit check on all applicants. If an applicant is rejected for poor credit they will be given the contact information for the credit reporting agency that provided the credit report. The fact of an arrest or a pending criminal action will not alone be grounds for denial. Any criminal history will be evaluated in consideration of when the crime occurred, what the underlying conduct entailed as well as the criminal classification. Registered sex offenders will be automatically denied.
